Aloha 27 – at Aloha Beach Estate is an exclusive and upmarket self-catering Balinese-style beach villa decorated with 5 stunning bedrooms with sea views. Aloha 27 sleeps 14 guests. Nestled right in front of the beach of Ponta Mamoli in the secure Aloha Beach Estate.  The views of the beautiful coastline from Aloha 27 are breathtaking from every bedroom, as well as the pool area and entertainment area. Direct access to the beach is just a few steps away from the main pool area… unrivaled beachfront bliss on Southern Mozambique’s unspoiled shores sets the scene for a perfect beach holiday with the relaxing rhythm of lapping waves.

Sleeping Arrangements

Aloha 27 – The private and modern villa sleeps 14 guests in 5 tastefully decorated bedrooms.
NOTE: The bedrooms are not under 1 roof – each bedroom is pod separate from 
the main kitchen/ lounge area.

Bedroom 1 – 1 Queen size bed. En-suite. Air-conditioned.
Bedroom 2 – 1 Queen size bed. En-suite. Air-conditioned.
Bedroom 3 – 1 Queen size bed. En-suite. Air-conditioned.
Bedroom 4 – 1 Queen size bed + A Bunk bed. En-suite. Air-conditioned.
Bedroom 5 – 1 Queen size bed + A Bunk bed. En-suite. Air-conditioned. 

Each En suite bedroom has a ceiling fan and is Air-conditioned.
There is a private wooden deck in each room, where you can take in the splendid ocean and beach view while watching the sunrise.

All linen is provided and bath towels are provided.

It is important to note that beds or mattresses from the beds can not be moved from one bedroom to another as they might get damaged so this is not allowed.

Your Space

The main living area comprises a lounge and a large fully-equipped kitchen.
The kitchen has a
Double-door fridge-freezer.
Double-door glass fridge.
Chest freezer.
Microwave.
Kettle and toaster.
Air fryer.
Stove.
Ice machine.
All crockery and cutlery are provided, as well as drinking water from the reverse osmosis system which can be found on the centre island.

A smart TV with Netflix and YouTube is located in the lounge area, along with comfortable seating.
Complimentary WiFi is provided at Blue Waves – Aloha 27.

The living area opens onto a deck with an infinity pool overlooking the beach.
A deck with an outdoor dining area and sun loungers are available for those who want to work on their tans and relax by the sparkling pool.

Beach/pool towels are provided.
There is a comfortable fire pit and cooking area.
Firewood and charcoal can be purchased locally.
There is a gas braai for those that prefer cooking on gas rather than coals.

On calm days and especially at low tide, there is a reef on the point of Frederico’s about 1km south of Aloha – it offers spectacular snorkeling (bring your own masks, snorkels, and fins).

The beach in front is perfect for walking, swimming, playing, snorkeling, etc. and the surrounding bush is alive with an abundance of birdlife, butterflies, monkeys, and chameleons.

SWIMMING POOL: Please do not dive into the pool. All use of the pool is at your own risk. All children must be supervised by parents when around the pool area. Strictly no glass in the pool. Please rinse the sand off your feet before entering the pool.
(Swimming pool Does NOT have safety nets)
Please note, that things left outside at night are usually very wet in the morning due to the high level of humidity and condensation in the air.

BEACH ACCESS: To access the beach, please use the walkways provided to protect the dunes against erosion.

Note – although Wifi / TV and aircon are provided, sometimes there are technical issues and it might not work. Because the estate is located in a remote area the problem might not be fixed at the same time, it might take a day or more to get it working if a technician has to come out.
Do not rely on it if you are wanting to watch sports etc nor the wifi if you need to be online to work etc.
If it does not work, please report the issue to the staff who will inform the homeowner to try and resolve the problem.

Guest Access –

An off-road 4X4 vehicle is essential for access to the area and Aloha Beach Estate, otherwise secure parking at Kosi Bay Border Post and a border transfer can be arranged at extra cost. Thereafter you will have to make use of the transfer company to arrange additional transfers if you need to get around in the area.

Staff Payment –

There is no compulsory staff tip however, gratuity is always appreciated.
Our friendly and attentive staff, Rosa and Jerry, will take great care of you.
Please chat with them if there are any problems or issues.
They are on duty Monday to Friday from
07h00 to 16h00 and
07h00 to 13h00 on Saturdays and Sundays.
Please chat with Rosa and Jerry directly should you wish for them to work overtime at an extra cost to be arranged with the staff.

Please also let them know if there are any issues in the villa that need attending.
Please note that Rosa and Jerry are Portuguese speaking and that they are not 100% fluent in English, so please be patient if they don’t understand you all the time.

Mozambique is well known for its delicious and super fresh Pau (local bread). You are welcome to ask Jerry or Rosa to bring you fresh Pau each day – it normally costs R4 per roll.

Marcella, our local qualified masseuse, offers incredible massages for R250 an hour.
Please chat with Jerry if you would like to book a massage and he will arrange it with Marcella (a minimum of 2 people is required). She will come to the villa and do the massage at Blue Waves, either in the privacy of your room or on your private deck.

The Estate uses borehole water which is usually brownish in colour and could stain your washing.

Other Things To Note –

Please take note that the swimming pool does not have a child safety net.
Power cuts in the area are a challenge and generally out of our control. Please bring torches just in case. Cellphone reception is a challenge that can be a blessing in disguise. You can get signals in some locations higher up on the dunes. Mozambique sim cards and data can also be purchased in the local market in Ponta Malongane at reasonable prices. The Estate uses borehole water which is usually brownish in colour. Should you prefer bottled water, it is available in the Ponta Malongane village It is advisable to bring OR buy bottled drinking water.

Please note we make use of a septic system and don’t flush other products down the toilets besides toilet paper. Guests must bring their own consumables e.g. (food and liquids, mosquito repellent,  etc)
Keys to the unit can be collected from the housekeeper on arrival.

REFUNDABLE BREAKAGE DEPOSIT of  4000.00 stay is payable 1 month before arrival and refunded within 14 days of departure. Any breakages and lost keys and/or remotes will be deducted from this deposit. The balance will be refunded to your bank account. Please report any breakages to the housekeepers before you depart. If you find items broken on your 1st day of arrival, please report them to the housekeeper so that they can let the homeowner know.

House Rules –

Check-in: 2:00 PM – 6:00 PM
Checkout: 10:00 AM
Late check-out Fee – R 1500.00
Late check-out is on request only.
This is due to incoming bookings on the day of your departure.
Should the house be available, we will deduct the R 1500.00 from your refundable breakage deposit. The late check-out time is 3 pm. 
Any later and they will retain the full breakage deposit.
Please stick to the check-in and check-out times to avoid issues.

Please take note that no extra guests will be allowed over and above the maximum occupancy of a house – any additional person will be asked to leave. The homeowners at the estate get fined if additional guests are staying at the house. This will affect the refund of the breakage deposit.

No smoking.
No pets.
No parties, Loud music, or events/ functions will be allowed.
Reduced noise after 10 pm.
Should you not adhere to these rules then the Estate will retain the full breakage deposit.

Swimming Pool –
The swimming pool at all the houses has no safety features.
Use of the swimming pool and the associated amenities and facilities are strictly at your own risk. Ponta Malongane Accommodation, Homeowner, and the Estate booked at cannot be held responsible in the event of accidental injury and or death.

Swimming in the Ocean
We would like to extend a crucial reminder to all visitors planning to swim in the beautiful waters of Mozambique. 
While the allure of Mozambique’s pristine beaches may be enticing, it is imperative to exercise extreme caution when venturing into the ocean.
We regret to inform you that many beaches in Mozambique lack signpost warnings and are not equipped with lifeguards,
significantly increasing the risks associated with swimming.
One of the most significant dangers to be aware of is the presence of rip tides.
These powerful currents can swiftly pull even the strongest swimmers out to sea, posing a grave threat to your safety.
Without proper signage or lifeguards to guide you, it is vital to remain vigilant and heed any natural warnings such as sudden changes in water color or unusually strong currents.
In light of these hazards, we strongly advise all visitors to exercise caution and refrain from swimming alone. Always inform someone on the land of your plans,
and never underestimate the power of the ocean.

Indemnity: Aloha 27, their holding companies, or any other associated company, the person(s) or trust, shall not be held responsible for any injury, loss, or damage to, any guest(s), or their property, caused through whatever nature, or by any acts, or any person(s). The person signing the guest registration form will be held liable for payment of all outstanding invoices should any problem with payment occur. Please note that there are no lifeguards at the pool or at Ponta Mamoli Beach. Children swimming in the swimming pool must be kept under adult supervision at all times.

Cancellation Policy –

Cancellation more than 30 days before arrival 70% of the accommodation total will be refunded.
Cancellation less than 30 days before arrival 0% of the accommodation total will be refunded.
*Service fees are non-refundable.
