Vila do Monte 10 is situated in Vila do Monte estate, Ponta Mamoli.
This charming 2-bedroom holiday home in Ponta Mamoli is ideal for a private family getaway with children or for two couples looking to escape to the Mozambican coastline.
The house is located approximately 34 km from the Kosi Bay border and 113 km from Maputo International Airport.
A 4×4 vehicle is required to access the property; if you do not have one, please speak to us and we can arrange a border transfer for you.

Vila do Monte 10 is located up on a dune, and the walk to the beach takes approximately five minutes, along a wooden walkway with stairs and a stretch of sand road.

2026 rates
Low season – R 1300.00 per night for 2 people + R 150.00 per person per night thereafter.
High season – R 2600.00 per night
Peak season – R 3400.00 per night.
R 2000.00 refundable breakage deposit.

Sleeping Arrangements 
Vila do Monte 10 comfortably sleeps 4 guests.
Bedroom 1 – 1 x Queen-size bed and beautiful ocean views.
Bedroom 2 – 1 x double bed.
Both bedrooms are air-conditioned.

There is one bathroom, separate from the bedrooms, fitted with a large walk-in shower, basin and toilet.

Your Space
The open-plan kitchen is well equipped and features a double-basin wash-up area.
It includes:
• Coffee machine (please bring coffee capsules)
• Sandwich machine
• Airfryer
• Toaster
• Gas stovetop and electric oven
• Electric kettle
• Blender
• Crockery, cutlery and self-catering equipment for 4 guests
• Cleaning products

The indoor dining and living area is light and airy, with a dining table seating six guests. Large glass sliding windows open completely, letting you enjoy the sea breeze while dining.
There is also a comfortable two-seater couch overlooking the ocean — a perfect spot to relax with a book or simply take in the view.
Outside, the wooden deck offers a lovely space for outdoor living.
It features a table and six chairs for alfresco dining, plus a private built-in braai with a basin and tap, making outdoor meals easy and convenient.

The walk to the beach takes approximately five minutes, along a wooden walkway with stairs and a stretch of sand road.

The house provides free Starlink Wi-Fi and a smart TV.

Guests also have access to a communal beach picnic area, which includes a wooden deck with a gazebo, tables and chairs, and built-in braai facilities.
There is also a freshwater shower to rinse off sand and saltwater after you come off the beach.
This is a wonderful spot to braai while watching the children play on the beach.

Please note that you will need a 4×4 vehicle to access the Villa.
PLEASE NOTE: NO DOGS / PETS ALLOWED.

Important information:

If you are booking more than 1 house, no outside guests or people from neighboring houses are permitted to gather.
Under no circumstances is this house allowed to be booked for
any function or event whatsoever. This includes birthday parties, weddings, and any other function and/or event.

If the property is booked by a group of young guests, please note that no guests under the age of 25 are permitted without parental supervision. Passports will be checked before arrival.

BEACH ACCESS:

A short walk takes you to the pristine beach, where you can enjoy long walks, cycling, kite surfing, and snorkeling at the nearby Frederico’s snorkeling spot.
Please use the provided walkways to protect the dunes from erosion.

Guest Access –

An off-road 4X4 vehicle is essential for access to the area and Vila do Monte.
(You need to reduce tire pressure by 1,2 – 1,5 bars max) Otherwise, secure parking at Kosi Bay Border Post and a border transfer can be arranged at extra cost. Thereafter, you will need to use the transfer company to arrange additional transfers if you need to get around the area.

No 2×4 vehicles.

Staff Payment –
Should you arrive after 3 pm, the staff will leave the key with the security guard. STAFF FEE – There is a compulsory staff fee of
R 70.00 per day for the housekeeper.
This includes your day of arrival and departure, and must be paid in cash on your departure date directly to the housekeeper.
The housekeeper’s working hours are from 7 am to 3 pm daily.

REFUNDABLE BREAKAGE DEPOSIT of R 2,000.00 is payable 1 month before arrival and refunded within 14 days of departure. Any breakages, lost keys, or remotes will be deducted from this deposit. The balance will be refunded to your bank account.
Please report any breakages to the housekeepers before you depart. If you find items broken on your 1st day of arrival, please report them to the housekeeper so that they can let the homeowner know.

General – 

If you are flying into Maputo. Maputo has large shopping malls with Woolworths, Checkers, Game, etc. There is a grocery store, butchery, and bottle store in Malongane, and numerous restaurants and barracas (bars)

If you don’t have a 4×4 vehicle, you can leave your car on the South African side of the border; the cost is approx R60 per car per day. (Rates subject to change)
We will then put you in contact with the guy who does our transfers to get the rates, etc.

Other Things To Note –

Power cuts in the area are a challenge and generally out of our control. Please bring torches just in case. Cellphone reception is a challenge that can be a blessing in disguise. You can get signals in some locations higher up on the dunes. You can also buy Mozambique SIM cards and data at reasonable prices in the local market in Ponta Malongane. The Estate uses borehole water, which is usually brownish. Should you prefer bottled water, it is available in the Ponta Malongane village. It is advisable to bring OR buy bottled drinking water.

Please note that we use a septic system, so don’t flush anything other than toilet paper down the toilets. Guests must bring their own consumables, e.g., food and liquids, mosquito repellent, etc.
Keys to the unit can be collected from the housekeeper on arrival.

The Estate uses borehole water, which is usually brownish in colour and could stain your washing.

House Rules –

Check-in: 2:00 PM – 6:00 PM
Check-out: 10:00 AM
Late check-out Fee – R 1500.00
Late check-out is on request only.
This is due to incoming bookings on the day of your departure.
Should the house be available, we will deduct R 1500.00 from your refundable breakage deposit. The late check-out time is 3 pm.
If you check out later, they will retain the full breakage deposit.
Please stick to the check-in and check-out times to avoid issues.

Please note that no extra guests are allowed beyond the house’s maximum occupancy; any additional person will be asked to leave. The homeowners at the estate get fined if additional guests stay at the house. This will affect the refund of the breakage deposit.

No smoking.
Strictly no pets.
No parties, Loud music, or events/ functions will be allowed.
Reduced noise after 10 pm.
If you do not adhere to these rules, the Estate will retain the full breakage deposit.

Housekeeping Reminder.

To help us keep every home perfectly equipped for our guests, we kindly ask that all items — including crockery, cutlery, glassware, and other household items — remain in the house where they belong.
If you’ve booked more than one home, please avoid moving items between them. This ensures each property stays fully stocked and ready for the next guests to enjoy.
Please note that any missing or misplaced items will be deducted from the breakage deposit.

Swimming in the Ocean
We would like to extend a crucial reminder to all visitors planning to swim in the beautiful waters of Mozambique.
While the allure of Mozambique’s pristine beaches may be enticing, it is imperative to exercise extreme caution when venturing into the ocean.
We regret to inform you that many beaches in Mozambique lack warning signs and lifeguards.
One of the most significant dangers is the presence of rip tides.
These powerful currents can swiftly pull even the strongest swimmers out to sea, posing a grave threat to your safety.
Without proper signage or lifeguards to guide you, it is vital to remain vigilant and heed any natural warnings, such as sudden changes in water colour or unusually strong currents.
In light of these hazards, we strongly advise all visitors to exercise caution and refrain from swimming alone. Always inform someone on the land of your plans,
And never underestimate the power of the ocean.

Cancellation Policy –

Cancellation more than 30 days before arrival: 70% of the accommodation total will be refunded.
Cancellation less than 30 days before arrival: 0% of the accommodation total will be refunded.
