CAMPISMO NINHO 40.

Campismo 40 is a 4 bedroom 8 sleeper self-catering home that has beautiful unobstructed sea views. Campismo Ninho 40 is fully air-conditioned, fully equipped, and serviced. Situated in the coastal bush forest, just off the road between Ponta do Oura and Ponta Malongane. 
Please note that there is a minimum of 3-night stays during low-season dates.

Sleeping Arrangements

Campismo Ninho 40 sleeps 8 guests in 4 bedrooms.
Bedroom 1 – Queen-size bed – En-suite bathroom. Air-conditioned. Sea views.
Bedroom 2 – Queen-size bed – En-suite bathroom. Air-conditioned. Sea views.
Bedroom 3 – 1 Double bed – En-suite bathroom. Air-conditioned.
Bedroom 4 – 1 Double bed – En-suite bathroom. Air-conditioned.
The 2 front bedrooms have sea views and the other 2 bedrooms are Non-sea view rooms.
All 4 bathrooms have a shower, bath, basin, and toilet.
All linen is provided.

Your Space

Campismo Ninho 40 has a comfortable open-plan lounge.
The house is fully air-conditioned, beautifully furnished, fully equipped for self-catering, and serviced daily.

In the self-contained kitchen, there is a
Stove.
Microwave.
Fridge, freezer.
And all the crockery and cutlery required.

NOTE – NO TV at Campismo 40

There is a large deck that overlooks the ocean.
There is a stand-alone braai on the deck as well as a gas braai and a Weber braai.
Please bring your own charcoal/briquettes.
Campismo 40 also has an outside shower.
A housekeeper comes in daily to clean.

Campismo Ninho runs off a borehole. Notwithstanding this, there are 2 x 5000L tanks that can be operated independently should the necessity arise.

There is also a generator that is capable of running lights and fridges should there be a power outage.

There is a communal swimming pool and Jenny Pub and Restaurant, with its breathtaking sea view, is within walking distance of the house.

Guest Access –

An off-road 4X4 or 2×4 with a diff lock vehicle is essential for access to the area and to Campismo Ninho Beach Estate, otherwise, secure parking at Kosi Bay Border Post and a border transfer can be arranged at extra cost. Thereafter you will have to make use of the transfer company to arrange additional transfers if you need to get around in the area.

Staff Tip –

Please tip the housekeeper at your discretion.

Other Things To Note –

Power cuts in the area are a challenge and generally out of our control. Please bring torches just in case. Cellphone reception is a challenge that can be a blessing in disguise. You can get signals in some locations higher up on the dunes. Mozambique sim cards and data can also be purchased in the local market in Ponta Malongane at reasonable prices. The Estate uses borehole water which is usually brownish in colour. Should you prefer bottled water, it is available in the village and it is advisable to bring bottled drinking water.

Please note we make use of a septic system, and don’t flush other products down the toilets besides toilet paper. Guests must bring their own consumables e.g. (food and liquids, mosquito repellent,  etc)
Keys to the unit can be collected from the housekeeper on arrival.

REFUNDABLE BREAKAGE DEPOSIT of R 3000.00 payable 1 month before arrival and refunded within 14 days of departure. Any breakages and lost keys and/or remotes will be deducted from this deposit. The balance will be refunded to your bank account.

House Rules –

Check-in: 2:00 PM – 6:00 PM
Checkout: 10:00 AM
Late check-out Fee – R 1500.00
Late check-out is on request only.
This is due to incoming bookings on the day of your departure.
Should the house be available, we will deduct the R 1500.00 from your refundable breakage deposit. The late check-out time is 3 pm. 
Any later and they will retain the full breakage deposit.
Please stick to the check-in and check-out times to avoid issues.

Please take note that no extra guests will be allowed over and above the maximum occupancy of a house – any additional person will be asked to leave. The homeowners at the estate get fined if additional guests are staying at the house. This will affect the refund of the breakage deposit.

No smoking.
No pets.
No parties, Loud music, or events/ functions will be allowed.
Reduced noise after 10 pm.
Should you not adhere to these rules then the Estate will retain the full breakage deposit.

Swimming in the Ocean
We would like to extend a crucial reminder to all visitors planning to swim in the beautiful waters of Mozambique. 
While the allure of Mozambique’s pristine beaches may be enticing, it is imperative to exercise extreme caution when venturing into the ocean.
We regret to inform you that many beaches in Mozambique lack signpost warnings and are not equipped with lifeguards,
significantly increasing the risks associated with swimming.
One of the most significant dangers to be aware of is the presence of rip tides.
These powerful currents can swiftly pull even the strongest swimmers out to sea, posing a grave threat to your safety.
Without proper signage or lifeguards to guide you, it is vital to remain vigilant and heed any natural warnings such as sudden changes in water color or unusually strong currents.
In light of these hazards, we strongly advise all visitors to exercise caution and refrain from swimming alone. Always inform someone on the land of your plans,
and never underestimate the power of the ocean.

Cancellation Policy –

Cancellation more than 30 days before arrival 70% of the accommodation total will be refunded.
Cancellation less than 30 days before arrival 0% of the accommodation total will be refunded.
*Service fees are non-refundable.
