Campismo Ninho 41 has 5 en-suite bedrooms sleeping, 14 guests and there is something undeniably appealing about this beach house. It happens the minute you step through the front door and into that light and airy space.

Located in Ponta Malongane, in the coastal bush forest, just off the road between Ponta do Oura and Ponta Malongane.

Bedroom 1 – Queen bed – Ensuite – Air-conditioned. Sea Facing.

Bedroom 3 – 1 Double Bed + 1 Single Bed – En-Suite – Air-conditioned. Forest View.
Bedroom 4 – 1 Double Bed + 1 Single Bed – En-Suite – Air-conditioned. Forest View.
Downstairs – Family apartment:
Bedroom 5 – 1 King size bed – En-Suite – Air-conditioned.
(can be converted into 2 single beds)
A sleeper couch in the bedroom for 2 children under the age of 12 years.

All linen is provided.

Your Space

Campismo Ninho 41 is fully air-conditioned, beautifully furnished, fully equipped for self-catering, and serviced daily.

THE MAIN HOUSE: The kitchen, dining area, and lounge are open-plan.
The kitchen is equipped with top-quality equipment, including a
SMEG oven and gas hob with 4 gas plates.
Kettle.
Nespresso machine.
Microwave.
Double-door fridge, and freezer.
There is a TV with DSTV, no need to bring your smart card and decoder along, the DSTV is connected for your ease.

THE FAMILY APARTMENT: The downstairs section of the house has 1 bedroom with 2 single beds that can be converted to a King-size bed, this bedroom has a sleeper couch for 2 kids under age 12.
There is a bathroom with a toilet, basin, and shower.
Linen is provided and is a 200-thread count.
There is a kettle but all self-catering equipment is at the main house. 

Campismo 41 has a generator that is capable of running lights and fridges should there be a power outage. They also have a 5000-liter Jojo water tank that can run independently should the need arise.

There is a large wooden deck that offers a swimming/ splash pool.
(Swimming pool Does NOT have safety nets)

Guest Access –

An off-road 4X4 or 2×4 with a diff lock vehicle is essential for access to the area and to Campismo Ninho Beach Estate, otherwise, secure parking at Kosi Bay Border Post and a border transfer can be arranged at extra cost. Thereafter you will have to make use of the transfer company to arrange additional transfers if you need to get around in the area.

Staff Payment –

There is a compulsory daily staff payment – of R 80.00 per housekeeper per day, this includes your day of arrival and departure.
Lydia and John are the two full-time staff that work at Campismo 41.

Other Things To Note –

Power cuts in the area are a challenge and generally out of our control. Please bring torches just in case. Cellphone reception is a challenge that can be a blessing in disguise. You can get signals in some locations higher up on the dunes. Mozambique sim cards and data can also be purchased in the local market in Ponta Malongane at reasonable prices. The Estate uses borehole water which is usually brownish in colour. Should you prefer bottled water, it is available in the village and it is advisable to bring bottled drinking water.

Please note we make use of a septic system and don’t flush other products down the toilets besides toilet paper. Guests must bring their own consumables e.g. (food and liquids, mosquito repellent,  etc)
Keys to the unit can be collected from the housekeeper on arrival.

REFUNDABLE BREAKAGE DEPOSIT of R 3000.00 payable 1 month before arrival and refunded within 14 days of departure. Any breakages lost keys, and remotes will be deducted from this deposit. The balance will be refunded to your bank account.

House Rules –

Check-in: 2:00 PM – 6:00 PM
Checkout: 10:00 AM
Late check-out Fee – R 1500.00
Late check-out is on request only.
This is due to incoming bookings on the day of your departure.
Should the house be available, we will deduct the R 1500.00 from your refundable breakage deposit. The late check-out time is 3 pm. 
Any later and they will retain the full breakage deposit.
Please stick to the check-in and check-out times to avoid issues.

Please take note that no extra guests will be allowed over and above the maximum occupancy of a house – any additional person will be asked to leave. The homeowners at the estate get fined if additional guests are staying at the house. This will affect the refund of the breakage deposit.

No smoking.
No pets.
No parties, Loud music, or events/ functions will be allowed.
Reduced noise after 10 pm.
Should you not adhere to these rules then the Estate will retain the full breakage deposit.

Swimming Pool –
The swimming pool at all the houses has no safety features.
Use of the swimming pool and the associated amenities and facilities are strictly at your own risk. Ponta Malongane Accommodation, Homeowner, and the Estate booked at cannot be held responsible in the event of accidental injury and or death.

Swimming in the Ocean
We would like to extend a crucial reminder to all visitors planning to swim in the beautiful waters of Mozambique. 
While the allure of Mozambique’s pristine beaches may be enticing, it is imperative to exercise extreme caution when venturing into the ocean.
We regret to inform you that many beaches in Mozambique lack signpost warnings and are not equipped with lifeguards,
significantly increasing the risks associated with swimming.
One of the most significant dangers to be aware of is the presence of rip tides.
These powerful currents can swiftly pull even the strongest swimmers out to sea, posing a grave threat to your safety.
Without proper signage or lifeguards to guide you, it is vital to remain vigilant and heed any natural warnings such as sudden changes in water color or unusually strong currents.
In light of these hazards, we strongly advise all visitors to exercise caution and refrain from swimming alone. Always inform someone on the land of your plans,
and never underestimate the power of the ocean.

Cancellation Policy –

Cancellation more than 30 days before arrival 70% of the accommodation total will be refunded.
Cancellation less than 30 days before arrival 0% of the accommodation total will be refunded.
